Paewhenua Island

A North facing peninsula of one hundred and ten hectares in the upper reaches of Mangonui Harbour, overlooking the Mangonui Village and the harbour entrance to the wider Doubless Bay.

Paewhenua Island encompasses twenty-six privately owned residential sites and a twelve hectare commercially owned vineyard. The balance of the land area and facilities are communal - shared and owned by all.

Residents Society

All owners are members of the “Paewhenua Island Residents Society Incorporated” (PIRSI), a not for profit society whos primary aim is the continued ownership, use and enjoyment of the communal facilities, including their upkeep and maintenance. 

There is no management company or body corporate just owners; all with a strong vested interest in preserving and maintaining their homes and their surrounds.

Communal Facilities

The communal facilities consist of a boat ramp, jetty and floating pontoon, native vegetation bush, restored wetlands and open areas together with roading, power, communications and drainage infrastructure. Bore water and reticulation system are also available.

The maintenance and repairs are managed by the society and provided for by the owners, who are all "equal share" members of the society.


Dancing Petrel WInery

The Dancing Petrel vineyard is a total of twelve planted hectares on slopes overlooking Mangonui Harbour and features varieties specifically chosen for the prevailing climatic conditions in the Far North of New Zealand. 

The growing strategy is focused on quality not yield and only quality grapes are harvested. Varieties grown include Pinot Gris, Viognier and Cabernet Franc.

Paewhenua Island Residents Society

an Incorported Society #1683799

An “incorporated society” is a membership-based organization, of at least 15 people, that is registered under the Incorporated Societies Act 1908. Being registered means we have a legal identity separate from ourselves which provides protection to members from debts, contracts etc.

PIRSI operates under a Constitution which formalizes:

  • reasons for the societies creation
  • structure of the society
  • members' rights, obligations and restrictions
  • dispute resolution processes
  • members' funds management, restrictions and reporting
  • membership levy's
  • meetings and reporting

PIRSI exists to maintain and promote the use of our common infrastructure and communal facilities (roads, jetty, land) which will be vested in the society.
